Lease structure matters

A single-tenant NNN lease where the tenant handles taxes, insurance, and maintenance is a fundamentally different management job than a multi-tenant gross lease where you carry those costs. The scope of work drives the fee.

Tenant count changes everything

One tenant versus twelve tenants is not a minor difference. Multi-tenant properties require proportionally more administration, communication, and reporting. We price accordingly.

We never mark up vendor invoices. Every maintenance invoice is passed through at actual cost. Whatever the management fee is, that is the management fee. No hidden layers.
