Do I need to be in California?

Not at all. Many of our owners are based out of state or internationally. Everything is managed remotely through your owner portal. We handle all in-person requirements.

How does the 6% leasing fee work exactly?

It's 6% of the property's annual rent, charged once per new tenant placement. On a $3,500/month property, annual rent is $42,000, so the leasing fee is $2,520. This covers full marketing, showings, background screening, and lease execution. Many competitors charge 100% of the first month or more.

Is my property subject to rent control?

It depends on location, property type, and year built. We assess this at onboarding and tell you exactly which law applies — LARSO, AB 1482, county RSTPO, or none.

When do I receive rent payments?

Owner disbursements are processed by the 10th of each month for the prior month's collected rent, via ACH direct deposit.

What if I want to sell?

We can present your property off-market to Emun Capital's investor buyer network before it ever hits the MLS — often a faster, cleaner sale. Traditional listing is always an option too.

How do I terminate the management agreement?

30-day written notice. We don't lock you into long contracts you can't exit. We earn your business every month.
